Q.  Why does it take so long to resolve a Code Enforcement violation?

A.  Upon receiving a complaint of a suspected violation, we must investigate, and then give the violator due process. This means the overall decision must be fair. The violator must receive notice of what needs to be corrected and an opportunity to correct the violation. Code Enforcement, by law, is not a speedy process. The time frame to correct violations can vary. Many times, the violator will receive a written notice or verbal courtesy notice. If the violation is not corrected within a reasonable amount of time, a formal Notice of Violation will be issued. The notice will specify the type of violation and time allowed to gain compliance. When possible, we work with the violator to educate and allow sufficient time to correct the situation. Therefore, subsequent extensions of time to correct a Code violation may be granted by the Code Enforcement Officer should the violator demonstrate progress towards correcting the violation and based on the severity of the violation. If a violator fails to correct a violation, he/she could be issued a citation and appear in Ridgeland Municipal Court. Compliance times may be reduced for repeat violators or severe violations.

Q.  What do I do if I have received a notice of violation from Code Enforcement?

A.  If you have any questions about what is required for you to achieve compliance, or any other questions, contact the Code Enforcement Officer assigned to your case. The officer’s name is listed on your notice.

Q.  What are the differences between ordinances and covenants?

A.  Some residential properties in Ridgeland are subject to subdivision restrictive covenants. The restrictions are intended to maintain or enhance property values by limiting the use of the property and prohibiting certain uses or practices. They are placed on the property by the developer at the time the subdivision is developed. Code Enforcement Officers cannot enforce subdivision covenants; they only enforce adopted City of Ridgeland Codes and Ordinances. In many cases, covenants are more restrictive than ordinances.

When reporting violations, please include as much information as you can about the possible violation so that we can better address the situation.
